It goes without saying that the home you are searching for must realistically be within your financial reach. Don’t worry. Many clients we work with have some credit issues or limited down payment. We focus on getting these issues identified and a plan in place to resolve them. The goal is to eventually get you a mortgage, so we must understand the issues and put a detailed game plan together. We are here to help you succeed and can only do so with complete disclosure!

Monthly House Payment Budget
What is the most you could afford each month towards rent AND down payment savings? On a lease-purchase, you need to pay rent and save towards your down payment. How high can you go? How badly do you want your own home?
Down Payment
What is the most you can come up with for an initial down payment on your new home? Consider savings, parent gifts, RRSPs, sale of vehicle, etc. [Please note, you must have excellent credit and secure employment for our “no-money down” program.]
Employment and household gross income
Please elaborate on 1) the kind of work you (both) do, 2) who you are employed with and 3) for how long, 4) your gross monthly household income, and 5) any special training or education.
Monthly debt obligations?
Please detail your debts and monthly payment obligations ($/month for each) for 1) rent, 2) vehicles loans, 3) toy loans, 4) credit card balances and minimum payment, 5) other loans, 6) alimony or child support, 7) anything else you are obligated to pay monthly
