Welcome to our Home Buyer Pre-Qualification Questionnaire!

Please provide us with some basic information to help us quickly assess your needs and potential options as it relates to financing your next home.

All information is strictly confidential and reviewed by our licensed mortgage brokers.

Hello. Nice to meet you.

First Things First...
What things can we assist you with today? *

What is your name please?
Where to you currently live?
How can we reach you?
How did you first hear about us?

Property Objectives
It is very important for us to understand your housing objectives as different properties have different lending rules. For example, mobiles and acreages have different rules than the city.

What city or town (or specific property) are you interested in living?
Property types of interest to you? *

List any special property features that are required or desired and why. For example, you might need a garage or a fenced yard, certain number of bedrooms, room for a shop, etc.
When do you want to move?
Be as specific as possible. Consider you may have to give 1-month notice, finish your current lease, time of year, etc. Mention any other pressing issues.

Financial Snapshot
How is your credit overall? *

It goes without saying that the home you are searching for must realistically be within your financial reach. Don’t worry. Many clients we work with have some credit issues or limited down payment. We focus on getting these issues identified and a plan in place to resolve them. The goal is to help you finance your home, so we must understand the issues and put a detailed game plan together. We are here to help you succeed and can only do so with complete disclosure!

Please tell us what you know about your credit situation. For example, what did the bank say?
Monthly House Payment Budget
What is the most you could afford each month towards mortgage, property taxes and house insurance? Alternately, if you are still saving for down payment, what can you pay for rent and down payment savings? How high can you go? How badly do you want your own home?

Down Payment
What is the most you can come up with for an initial down payment on your new home? Consider savings, parent gifts, RRSPs, sale of vehicle, etc. [Please note, you must have excellent credit and secure employment for our “no-money down” program.]

Employment and household gross income
Please elaborate on 1) the kind of work you (both) do, 2) who you are employed with and 3) for how long, 4) your gross monthly household income, and 5) any income guarantees.

Monthly debt obligations?
Please detail your debts and monthly payment obligations ($/month for each) for 1) rent, 2) vehicles loans, 3) toy loans, 4) credit card *balances* (and minimum payment), 5) other loans, 6) alimony or child support, 7) anything else you are obligated to pay monthly.

Final Comments
Thank you for being as detailed and forthright as possible in the preceding questions. It helps us to respond quickly and accurately. If you need to review or expand on any of your answers, please do so now.
